Guarantees to Sellers

I guarantee the following services to my clients:

  • Always be available and in direct contact with clients to answer any and all questions or concerns throughout the entire process from listing property to closing property.
  • Confirm public records to ensure the information regarding property is accurate.
  • Perform a customized Market Analysis of the listed property based upon the most recent sales in the area, as well as, other active listings that will be in competition with the listed property.
  • Photograph property, both inside and outside.
  • Take measurements of the inside rooms of property. 
  • Install “For Sale” sign on property and mount lockbox.
  • List property in the MLS within 24 hours.
  • Post property listing to various websites for maximum exposure including, but not limited to, www.REALTOR.com, www.remax.com, www.marilynpowell.com and www.homeandland.com.
  • Order an Owner & Encumbrances Policy from the title company to ensure all involved parties there are no unexpected liens against the listed property.
  • Send out the Payoff Authorization to applicable lender(s).
  • Provide clients with a Net Sheet detailing closing costs to avoid unexpected expenses at closing.
  • Offer the opportunity (free of charge) to meet with an accredited staging professional from www.staged2sell.com to assist clients with the sale of their property (many times contributing to selling property within a desired time frame).   
  • Design attractive brochures ready for distribution within 72 business hours.
  • Draft all disclosures within 72 business hours. 
  • Contact clients immediately with feedback from showing agents, after a scheduled showing.
  • Contact clients weekly to maintain open communication and address any needs (additional brochures, showing tips, suggestions, and/or resources, etc).

When an offer is received . . .

  • Confirm with the buyer lender to make certain it will be a soild contract.
  • Examine the offer and present a revised Net Sheet reflecting the written offer.
  • Order title work as Title Company orders final payoffs.
  • Schedule and thoroughly track all applicable dates to the contract. 
  • After the inspection is complete, analyze the inspection items with clients and assist in addressing repairs (if necessary and to alleviate stress, will gather bids to help get inspection items resolved).   
  • After the inspection is resolved, install “Under Contract” sign on the property.
  • Maintain constant communication with the lender to make sure all the conditions to the loan are met in a timely manner.
  • Prior to closing, instruct and inform clients of all requirements to guarantee the closing is as effortless as possible.
