I guarantee the following services to my clients:
- Always be available and in direct contact with clients to answer any and all questions or concerns throughout the entire process of purchasing property.
- If clients do not have a lender, offer access to several trustworthy lenders with exceptional rates (lenders that will immediately communicate potential issues if or when they arise).
- Work with clients’ lender to get pre-qualified for the desired purchase price and a loan that best suits their needs.
- Obtain a pre-qualification letter so that the clients are prepared to submit an offer when ready.
- Provide daily, weekly, or monthly email updates on customized searches for property.
- Set up property showings during times/dates that are convenient to clients.
- Upon finding the “perfect” property, analyze the comparables with the clients in order to make the best and most appropriate offer.
- Examine counter offer, if applicable, with the clients to determine if it should be accepted or rejected.
- Once “Under Contract,” immediately fax a copy of the contract to the lender. The Lender can order an appraisal and address any additional documentation required for a formal loan approval.
- Once all parties agree and sign the contract, remind clients to contact insurance company to be aware of unexpected premiums on the house.
- Set appointment to meet with the inspector and clients, at property, to explore any necessary repairs and/or concerns with property.
- Review and adhere to all dates and deadlines in order to stay in contract.
- Maintain constant communication with the lender to make certain all the conditions to the loan are met in a timely manner.
- Assist clients in addressing any necessary repairs and/or concerns.
- Prior to closing, send a letter to clients specifying date, time and location of closing, reminding clients to bring all necessary documents including driver’s license, and detailing any final closing figures to guarantee the closing is as effortless as possible.
